SITE DEVELOPMENT

DEVELOPMENT PLAN
The winning entry from the architecture competition — the "STEINEL Campus Einsiedeln" project by Raumbureau GmbH & Park Architekten — served as the guiding project for the development plan. The aim of the planning was to ensure a sustainable and forward-looking built development with a high standard of use and fit-out, good design, and proven economic viability across the phases. The objectives of the planning project were to achieve an architecturally and urbanistically outstanding development with a high quality of living, working, and staying. The final state will comprise 30% residential and 70% commercial use. A respectful approach to the existing building stock and land reserves is sought at every phase. The existing office building and part of the sawtooth-roof hall, as well as the former canteen building, will be retained and sustainably renovated and modernized.
Particular attention is to be paid to the following aspects:

  • Generous design of play and recreation areas
  • Promotion of slow traffic by reducing parking, managing parking spaces, creating incentives for carpooling, and encouraging use of public transport
  • Electric vehicle charging stations on the site
  • The opportunity to combine living and working in Einsiedeln
  • Ensuring permeability for public pedestrian and cycle connections
  • The preservation and creation of value-generating and innovative businesses
  • The pursuit of 2,000-Watt Site goals by avoiding fossil energy as far as possible and generating one's own electricity

PHASING OF THE SITE
The transformation of the site takes place in individual steps. Each building is an economically and formally independent unit and can be realized in phases. Construction only begins when demand for a given unit exists. Participatory design processes support the process of community engagement. Over the years, a differentiated mix of old and new will emerge — a hub for startups, spin-offs, research, production, and new forms of living.

How is the economy structured in Einsiedeln?

Through precision technology in the fields of electronics, metal and plastics processing, and mechanical engineering, Einsiedeln is home to SMEs that offer highly competitive products both across Switzerland and internationally. The timber industry is also broadly represented throughout the entire value chain — from tree to finished product — in the Einsiedeln region.

The sector of smaller high-tech and service companies has also developed dynamically. Today, Einsiedeln is even a source of contemporary app applications and high-precision carbon fiber composite components. The construction and construction-related trade in Einsiedeln consists not only of traditional and modern craft businesses but also of SMEs that have made a name for themselves across Switzerland with their construction supply products. Businesses in the food production sector in Einsiedeln often extend well beyond local supply.

There are several, including larger, businesses in the bakery and confectionery sector as well as outstanding butchers that produce large ranges locally and market them beyond the borders of Einsiedeln. These include in particular the Einsiedeln Brewery with over 150 years of brewing and family tradition, as well as the modern dairy manufactory with its show cheese dairy, supported by over 60 farming families. Tourism also plays an important role in Einsiedeln. How central is Einsiedeln located?

Einsiedeln is situated on the border between Outer and Inner Schwyz and is therefore ideally positioned for the centers around Lake Zurich: Pfäffikon/Wollerau (15 km), the Linth Plain (36 km), and the greater Zurich area (40 km, 'Wiedikon'), as well as central Switzerland with Schwyz (24 km), Lucerne (48 km), and Zug (28 km).

All of these centers and their surroundings are directly accessible by rail from Einsiedeln. Road connections are also very well developed.

What tax advantages do I have as a business?

For companies in the Einsiedeln district, tax rates are very attractive by Swiss national standards. The level of taxation depends primarily on the legal structure.

Corporations (Ltd, GmbH)
Legal entities benefit from a very low overall tax burden in the canton of Schwyz.
Profit tax: The simple cantonal profit tax rate is 1.95%. After adding the municipal tax multiplier of 170% (as of 2026) and the direct federal tax, the effective total tax burden (profit tax) for companies amounts to approximately 11.78% to around 13.5%.
Capital tax: The canton of Schwyz has no classic, standalone capital tax. Instead, a capital-related minimum tax is levied at a very low rate.

Sole proprietorships and partnerships
Income tax: Owners of sole proprietorships or partnerships pay tax on business profits as part of their personal income. The progressive cantonal income tax applies here, which, owing to the moderate tax multiplier of the Einsiedeln district, sits in the mid-range by Swiss standards.
Wealth tax: The equity invested in the business (business assets) is taxed as private wealth. In the canton of Schwyz, the wealth tax rate is among the lowest in the entire country.

Interested in residential space?

Interested in residential space? Currently under construction are 24 rental apartments in building section (D), of which 8 each will have 4.5, 3.5, or 2.5 rooms. All apartments feature a generous, covered south-facing balcony, as well as a utility room with their own washer/dryer and a separate cellar compartment. The fit-out is high quality in every detail. A parking space in the underground garage can additionally be rented. A future construction phase will add a further 24 apartments. Once construction is complete, the entire site will offer a total of 48 residential units.
